5. Lawful Bases for Processing

Where applicable data protection law requires a lawful basis, the basis we rely on depends on the specific processing activity, your location, your relationship with AMASH, and the laws applicable to that processing. Depending on those factors, the bases may include:

  • Your consent, for example for voice input, optional analytics or marketing communications
  • Performance of a contract with you
  • Taking steps at your request before entering into a contract, such as handling a property enquiry
  • Compliance with legal obligations to which AMASH is subject
  • Our legitimate interests in operating, securing, improving and promoting our real estate services, where those interests are not overridden by your rights

Different laws may apply to different individuals. Nothing in this Privacy Policy states that a single legal regime applies to all processing worldwide.

6. Property Enquiries and Lead Management

When you submit a property enquiry — through our website, by phone or WhatsApp, or through a lead form — we record the details of your enquiry so that AMASH can respond, understand your requirements, identify relevant properties, arrange viewings where appropriate, and follow up with you. Enquiry records are managed within our internal client management system and are accessible to authorised AMASH personnel.

7. Meta, Facebook and Instagram Lead Ads

AMASH Properties may use lead generation forms and advertisements made available through Meta platforms, including Facebook and Instagram.

When you voluntarily submit a Meta lead form associated with AMASH, AMASH Properties L.L.C. may receive the information you choose to provide through that form. Depending on the campaign and the form, this may include:

  • Assign the enquiry to an authorised AMASH broker or agent
  • Contact you as a prospective client
  • Provide relevant property information
  • Follow up on your enquiry
  • Understand your property requirements
  • Provide related AMASH real estate services

The AMASH business receiving and processing lead information for the purposes described in this Privacy Policy is AMASH Properties L.L.C., UAE Trade License No. 1464711.

Your use of Facebook, Instagram and other Meta services is subject to Meta's own privacy practices and policies. Meta processes personal information independently of AMASH for its own purposes, and AMASH does not control that processing. Please review Meta's privacy policy for information about how Meta handles your data.

8. Website Forms

Our website provides forms for property enquiries, viewing and visit requests, callback and WhatsApp requests, investment and ROI enquiries, career and agent applications, and similar purposes. The information you submit through a form is used to handle the request it relates to and to contact you about it.

9. Accounts and Authentication

If you create an account, we process the registration and sign-in information needed to create, secure and operate that account, together with the activity associated with it, such as saved properties and enquiry history. Authentication and account data are handled through our platform infrastructure provider. Please keep your credentials confidential and notify us if you believe your account has been compromised.

10. Ask AMASH AI and AI-Assisted Features

Our website offers AI-assisted features, including Ask AMASH AI. Information you submit to these features may be processed to understand your request, identify relevant property information, assist with property discovery, respond to your questions and improve the user experience.

AI-assisted responses are provided for general research and guidance only. They may be incomplete or out of date, they do not constitute financial, tax, legal or investment advice, they do not guarantee any investment outcome or return, and they do not make binding decisions about you. Please confirm any material fact with an AMASH advisor before acting on it.

AI features are operated using third-party technology providers, which are addressed under Service Providers and Data Recipients below.

11. Voice Input and Transcription

Voice input is optional. Nothing is recorded until you press the microphone and accept the on-screen consent step, and typing always remains available as an alternative.

When you use voice input, your browser records a short audio clip and sends it to the AMASH server, which forwards it to a third-party speech-to-text provider to convert your speech into text. That processing takes place outside the UAE on the provider's infrastructure.

AMASH does not write the audio clip to its own database or storage: the clip is held in memory for the duration of the request, and only the resulting text is returned to your browser. We cannot make claims about the retention, logging or deletion practices of the transcription provider or of the network operators in between, and voice transmission is not end-to-end encrypted beyond standard HTTPS transport security.

The transcribed text is shown to you for review and is used only when you confirm it. If you are signed in, AMASH may store the structured requirements derived from that text — for example budget, preferred areas, property type, bedrooms, buy/rent/invest intent, timeline, payment preference, projects discussed, conversation summary and lead score — so that your advisor can serve you. Raw audio is not stored for this purpose.

12. CRM and Broker Interactions

Enquiries may be entered into the AMASH CRM and assigned to authorised AMASH personnel, brokers or agents for legitimate enquiry management. Within the CRM, relevant information may be used for lead assignment, communication, follow-up, property matching, arranging viewings, client notes, enquiry history, service delivery and maintaining appropriate records.

Access is limited to authorised AMASH personnel who need the information to perform their role.

13. Property Preferences and Investor Requirements

Where you tell us your requirements — budget, preferred communities, property type, bedrooms, purchase timeframe, payment preference or investment objectives — we record them so that we can match you with relevant inventory, prepare indicative analysis at your request, and avoid asking you for the same information repeatedly. Any yield, return or appreciation figure produced from your inputs is indicative only and is not a valuation, a guarantee or financial advice.

14. Analytics and Website Usage

We may collect information about how our website is used, such as pages and listings viewed, saves, shares, enquiry and contact actions, and general device or browser information, so that we can understand demand, measure the performance of our content and improve the platform. Optional analytics are only active where you have accepted them through the consent banner on our website.

15. Cookies and Similar Technologies

Our website uses cookies and similar technologies. The categories used are:

  • Essential — required for the website to function, including sign-in, session, security and your saved preferences. These always operate and cannot be switched off.
  • Functional — remembering choices such as language and your consent selection.
  • Analytics — optional, used to measure and improve how the website performs. Off unless you accept them.
  • Marketing — optional, used to measure and improve advertising. Off unless you accept them.

Our website displays a consent banner. Analytics and marketing technologies default to off until you make a choice, and declining them does not block any part of the website. You can change your choice at any time through the consent controls on the website or by clearing your browser storage for this site.

16. How We Share Personal Information

We share personal information only where it is necessary and lawful for the purposes described in this Privacy Policy. AMASH does not sell personal data.

17. Service Providers and Data Recipients

Depending on the circumstances, recipients may include:

  • Authorised AMASH employees
  • Authorised AMASH brokers and agents
  • Technology and service providers
  • Website and hosting infrastructure providers
  • CRM, database and platform infrastructure providers
  • Communication providers, including email and messaging services
  • Analytics providers
  • AI and speech-to-text technology providers supporting our AI and voice features
  • Mapping providers where map features are used
  • Professional advisers, such as legal, accounting and audit advisers
  • Relevant property developers or counterparties, where required to fulfil a service you have requested
  • Regulators, courts, law enforcement or public authorities, where legally required

We require service providers to process personal information only as necessary to provide their services to AMASH and in accordance with applicable law.

18. International Data Transfers

Some of our technology and service providers may process or store personal information in countries other than your own, including outside the United Arab Emirates. Where applicable law requires safeguards for such transfers, appropriate safeguards or other legally recognised transfer mechanisms may be used. If you would like more information about transfers relevant to you, please contact us using the details below.

19. Data Security

AMASH uses reasonable technical and organisational measures designed to protect personal information against unauthorised access, loss, misuse, alteration or disclosure. These include access controls limiting information to authorised personnel, encrypted transport, and separation of private records from publicly visible content.

However, no method of transmission over the internet and no method of electronic storage is completely secure, and we cannot guarantee absolute security.

20. Data Retention

We retain personal information only for as long as reasonably necessary for the purposes for which it was collected, and as required or permitted by applicable law. Criteria relevant to how long we retain information include:

  • The nature of the enquiry
  • Whether a client relationship exists or is likely
  • Business and operational requirements
  • Legal obligations
  • Accounting and recordkeeping requirements
  • Handling of disputes
  • Fraud prevention and security requirements
  • The establishment, exercise or defence of legal claims

When personal information is no longer required, we take steps to delete it or to anonymise it.

21. Your Privacy Rights

Depending on your location and the data protection law applicable to the processing, you may have rights such as:

  • Requesting access to the personal information we hold about you
  • Requesting correction of inaccurate or incomplete information
  • Requesting deletion of personal information
  • Requesting restriction of certain processing
  • Objecting to certain processing
  • Requesting portability of information, where applicable
  • Withdrawing consent where processing relies on consent
  • Rights relating to certain automated processing, where applicable

These rights are not absolute and may vary or may not apply depending on the law applicable to you. To make a request, contact us using the details below. We may need to verify your identity before acting on a request.

22. Withdrawal of Consent

Where we rely on your consent — for example for voice input, optional analytics or marketing — you may withdraw that consent at any time, subject to applicable law. Withdrawing consent does not affect the lawfulness of processing carried out before the withdrawal, and it does not affect processing carried out on another lawful basis.

23. Marketing Communications

Where legally permitted, we may send you marketing communications about properties, launches and services. You can opt out at any time by using the unsubscribe mechanism in the relevant message, by replying to ask us to stop, or by contacting us using the details below.

Opting out of marketing does not prevent AMASH from sending you necessary transactional or service communications, such as responses to your enquiry, account and security notices or information relating to a transaction, where legally permitted.

24. Complaints and Data Protection Authorities

If you have a concern about how AMASH handles your personal information, please contact us first using the details below so that we can try to resolve it.

Depending on your location and the law applicable to the processing, you may also have the right to lodge a complaint with a competent data protection or supervisory authority.

25. UK ICO Information Where Applicable

If UK data protection law applies to the processing of your personal information, you may have the right to lodge a complaint with the UK Information Commissioner's Office (ICO).

This does not mean that the ICO regulates all AMASH activities. AMASH Properties is established and operates in the United Arab Emirates, and the applicable supervisory authority depends on your location and the law applicable to the specific processing.

26. Third-Party Websites and Services

Our website may link to or interact with third-party platforms and services, which operate under their own privacy policies and are not controlled by AMASH. Depending on how you interact with us, these may include Meta platforms (Facebook and Instagram), mapping services, authentication and infrastructure providers, analytics providers, and AI and speech-to-text technology providers. We encourage you to review the privacy policies of any third-party service you use.

27. Changes to This Privacy Policy

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, services or legal requirements. The current version is always published on this page, and the date below shows when it was last updated. Material changes will be reflected here, and we encourage you to review this page periodically.
